What does “water under tile” actually mean?

A tile floor is an assembly, not one solid waterproof surface. The visible finish may include ceramic, porcelain or stone tile and grout. Below it may be thin-set mortar or another bonding material, a membrane or underlayment, and then a concrete slab, cement board, wood subfloor or another structural layer. Water from a supply-line break, appliance leak, bathroom overflow or adjacent wall cavity can move into more than one of those layers.

That is why the surface can stop looking wet before the full assembly reaches an acceptable condition. Water can enter at grout joints, perimeters, cracks, penetrations or an exposed edge. It can also arrive from a wall, cabinet toe-kick or room next door. On a slab, moisture may spread laterally beyond the first visible puddle. In framed floors, moisture-sensitive underlayment or wood can change the risk and access decisions.

The U.S. EPA specifically advises checking whether underflooring is wet when hard-surface flooring such as ceramic tile is affected. The source still comes first

Can the tile floor stay after a leak?

Important: “The tile looks fine” and “all tile must come out” are both incomplete conclusions without the assembly, water condition and measurements.

How is hidden moisture below tile assessed?

1. Define the loss and the water condition

The assessment starts with when the leak was discovered, the known or suspected source, how long water may have been present, what it contacted and what actions have already occurred. Water from a clean supply line is not evaluated the same way as sewage, outdoor flooding or water that passed through contaminated materials. When the source or condition is uncertain, the plan should remain conditional until that uncertainty is resolved.

2. Map the visible and likely migration area

A moisture map records where elevated conditions are found and how the boundary changes over time. The map should include the tile area, grout and perimeters, adjacent baseboards and walls, cabinets or vanities, nearby rooms, and any lower-level ceiling or cavity that could be connected. Looking only where the puddle stopped can miss migration under a continuous floor.

3. Use tools as evidence—not as a magic answer

Moisture meters, thermal imaging and other instruments can support the assessment, but each tool has limitations. Thermal imaging shows temperature patterns, not water itself. Surface readings through tile can be affected by the tile, grout, setting material and slab. Useful interpretation may require comparison with unaffected areas, repeated readings, different meter modes, inspection at an edge or joint, or selective access when the finish blocks a reliable answer.

4. Inspect bond, edges and adjacent materials

A stable-looking tile can still be surrounded by wet baseboards, drywall, cabinet panels or floor transitions. Technicians may inspect for loose or hollow-sounding areas, grout changes, lifted edges, new cracks, staining, odor, swollen trim and elevated readings in nearby porous materials. These observations help determine whether the tile assembly can remain closed during drying or whether access is needed.

What can in-place drying accomplish?

In-place drying aims to remove moisture while retaining serviceable finishes when the conditions support that approach. A designed system may combine extraction where accessible, controlled dehumidification, air movement, heat used within material and equipment limits, and specialty drying methods that create a path for moisture to move out of the assembly. The exact setup depends on the floor construction, affected area, indoor conditions and what can be monitored.

Equipment in the room is not proof that the floor below is drying. Air movers mainly influence exposed surfaces and evaporation paths. Dehumidifiers remove moisture from the air. If the trapped layer has no practical path to release moisture, the room can feel dry while the assembly remains elevated. That is why repeated material readings and environmental measurements matter.

Drying should have a target

A responsible plan establishes how progress will be judged. That may include comparison with similar unaffected material, known baseline readings, equipment and environmental logs, and a documented trend across the mapped area. The target should fit the material and assembly; one universal meter number is not appropriate for every tile, slab, grout, wood or underlayment system.

When might selective removal be needed?

  • Contamination changes the material decision. Sewage, flooding and other unsanitary water can require containment, cleaning and removal that would not apply to a promptly addressed sanitary leak.
  • The tile assembly is physically damaged. Loose, lifted, tented, cracked or debonded areas may not remain serviceable even if moisture can be reduced.
  • Moisture-sensitive layers are affected. Wood, fiber-based underlayment, some adhesives and adjacent finishes can swell, lose strength or become difficult to clean.
  • There is no effective drying path. Limited access, impermeable layers or a large continuous area may prevent the retained assembly from responding adequately.
  • Measurements are not improving or the boundary is expanding. A plan should change when evidence shows that the current method is not controlling the loss.
  • Selective access is needed to answer the question. A small controlled opening or removal area can sometimes reveal the layer condition and avoid either unnecessary full-floor demolition or an unsupported keep decision.

Removal does not have to mean indiscriminate demolition. The goal is to expose, clean, dry or replace the parts that need it while protecting unaffected areas when practical.
