Every South Florida home built before roughly 1985 was constructed with cast iron drain pipes underneath the slab and in the walls. These pipes carry every drop of wastewater from every sink, tub, shower, toilet, and washing machine in the home out to the sewer or septic system. They were expected to last 50–75 years. In our humid, salt-influenced environment, they typically last 40–60.
Which means every unrepaired cast iron drain system in a South Florida home built before 1985 is now near or past its service life. The failures are often invisible for years — until they aren't. When they fail, the failures range from minor leaks that develop into major mold problems, to complete pipe collapses under the slab that flood the home from below.

Why cast iron fails in South Florida
Sulfuric acid formation. Wastewater contains dissolved organic matter that breaks down and produces hydrogen sulfide gas. When that gas contacts moisture in the pipe, it becomes sulfuric acid, which slowly eats through cast iron from the inside. Water table exposure. South Florida's high water table means many under-slab drain pipes are constantly exposed to groundwater on the outside. Salt in the water and soil. Coastal salt permeates soil and groundwater, accelerating corrosion. Roots. Landscape roots seeking water find cracks and grow into pipes, expanding them and speeding up failure. High usage. Full-time family use generates significant flow.
Result: pipes expected to last 75 years in northern climates last 40–60 here.
The failure stages
Stage 1 (age 30–40): minor internal buildup, some sludge, slower drains. Not typically noticeable. Stage 2 (age 40–50): corrosion begins to break through the pipe wall in localized spots. First slow leaks. Musty smells that come and go. Stage 3 (age 50–60): multiple breach points. Slow leaks become significant. Water damage under the slab detectable. Roots have often entered the pipes at breach points. Stage 4 (age 60+): pipe sections collapse or completely fail. Toilets don't flush properly. Backups. Standing water in the yard from underground leaks.
Most South Florida cast iron systems are now in Stage 2 or 3.
The 8 warning signs
1. Slow drains throughout the house. Not just one fixture. Multiple drains slow simultaneously = main line issue. 2. Occasional sewage smell even when everything looks fine. 3. Frequent clogs and backups. Especially if a plumber has cleared them recently and they return. 4. Toilets that don't flush completely even after inspection of the toilet itself. 5. Musty smell that comes and goes in specific rooms. 6. Standing water in the yard from apparent underground source. 7. Discolored patches in flooring or baseboards near bathroom or kitchen walls. 8. Sewer smell near the base of the toilet even after new wax ring replacement.
Any two of these signs = time to have the drain system evaluated.
The professional diagnostic
Sewer camera inspection. A plumber runs a camera through the drain system to visualize interior condition. Video of cracks, breaches, collapsed sections, root intrusion, standing water inside pipes, corrosion pattern. Cost: $300–$500. Well worth it for any pre-1985 home. Smoke test. Non-toxic smoke pumped into the drain system reveals where gas is escaping. Slab moisture testing. Moisture meters throughout the home identify wet areas that correlate with pipe leaks. Radar imaging under slab. For homes where pipe location isn't documented, GPR can map pipe runs.
The 4 repair scope options
Spot repair. Small section of pipe replaced or patched at a specific failure point. $1,500–$8,000. Best for isolated failure on a system that's otherwise sound. NOT recommended for pre-1985 systems in Stage 3+. Trenchless liner (pipe lining). New epoxy liner installed inside the existing pipe. $8,000–$25,000 for whole-home. Best for straightforward pipe runs with mostly-intact structure. Sectional repipe. Some sections replaced conventionally (dig up slab), others lined. $15,000–$40,000. Full repipe. All drain pipes replaced with modern PVC or ABS. The slab is broken in specific sections to access under-slab lines. $25,000–$75,000+ depending on home size and complexity.
For most pre-1985 homes in Stage 3 or 4, full repipe is the right economic decision.
What to expect during a full repipe
Duration: 2–6 weeks for typical 3-bath home. Home use: Kitchen and bathroom disruptions in phases. Some homeowners live elsewhere for part of the project. Contractor scope: break slab in designated areas; excavate under-slab lines; remove old cast iron; install new PVC/ABS with proper fall and venting; backfill and re-pour slab sections; reconnect all fixtures; pressure test and camera-verify all new lines. Finish work: flooring repair or replacement in slab-broken areas; drywall repair in wall areas where wall pipes were accessed; cabinet reinstallation if needed; painting. Total project cost including finish work: $35,000–$100,000 depending on scope.
Insurance considerations
Sudden failure (pipe collapse causing immediate damage): damage may be covered. The pipe repair itself typically not covered. Gradual deterioration (progressive failure over years): typically not covered. Considered maintenance. Damage from an isolated event traceable to a specific plumbing failure: may be covered depending on timing and documentation. Consequential damage (mold from long-term slab leak): typically capped at low mold sublimit.
The best insurance strategy for pre-1985 homes: proactive replacement before catastrophic failure. Homeowners insurance premiums often drop for homes that have documented modern plumbing.
The homeowner economic decision
Scenarios where repipe pays back: selling in 2–5 years (buyers and inspectors catch cast iron issues in inspections; full repipe often adds $30K+ to home value); long-term ownership + Stage 3 system (repair costs will exceed replacement cost within 5–7 years); post-water-damage restoration (adding repipe is efficient because floors are already being addressed); insurance premium reduction. Scenarios where waiting makes sense: very old home, short holding period; camera shows Stage 1–2 condition; full replacement not in budget.
