Bathrooms in South Florida homes are moisture factories. Every hot shower dumps 1–3 pints of water into the air as vapor. Every bath adds more. Sink use, toilet flushes, and just standing humidity all contribute. In a properly ventilated bathroom, that moisture is exhausted outside within minutes of the shower ending, and the room dries back to normal humidity.
In a bathroom with a weak, broken, or improperly vented exhaust fan, that moisture stays in the room. It condenses on cool ceiling surfaces. It saturates the drywall. Within weeks, mold begins to establish on the drywall paper facing. Within months, the ceiling is visibly stained. Within a year, the drywall needs replacement and the underlying wooden structure may have rot.

Why South Florida is uniquely vulnerable
High ambient humidity. Bathrooms start at 55–70% relative humidity even before showering. Cool AC-conditioned ceilings. Cool ceilings + humid air = condensation. Slab construction. Most homes are one-story on slab. The bathroom exhaust fan needs to route ductwork through the ceiling and often through the attic before reaching outside. Long duct runs = weaker exhaust performance. Building code lag. Homes built before 2001 often have weak exhaust fans (rated 50 CFM or less) that don't meet current recommendations of 80–100 CFM for typical bathrooms.

How exhaust fans should work
A properly functioning bathroom exhaust fan: actually turns on when the switch is activated; moves the rated CFM of air (100 CFM should mean 100 cubic feet per minute); vents to the OUTSIDE of the home (not into the attic, wall cavity, or just up through the ceiling); runs long enough to clear the moisture (15–20 minutes after shower ends); has intact ductwork (smooth-walled or minimally kinked; joints sealed; run to a proper outside termination).
The 6 warning signs of exhaust fan failure
1. Fogged bathroom mirror stays fogged 10+ minutes after shower. Fan isn't clearing moisture fast enough. 2. Ceiling stains around light fixtures, exhaust fan grille, or corners. Condensation has been happening for weeks. 3. Peeling paint on ceiling in the bathroom. Moisture behind the paint. 4. Warped or bubbled drywall on the ceiling. Structural degradation. 5. Fan makes noise but doesn't clear moisture. Motor turning but airflow blocked. 6. Musty smell in the bathroom that returns after cleaning.
The 5-minute fan test
Tape test. Turn the fan on. Tape a single sheet of tissue paper to the fan grille. It should stick firmly. If it doesn't stick or falls off, the fan isn't moving enough air. Steam test. Take a hot shower. Note how quickly the mirror clears. Under 5 minutes = fan working. 10+ minutes = fan inadequate. Humidity meter test. Install a simple hygrometer ($10). Note humidity during and after shower. Should return to base level within 20 minutes with fan running. Duct trace. From the fan, follow the duct visually. Where does it terminate? Should exit through a soffit vent, gable vent, or roof vent — NOT into the attic. Roof or wall vent check. Go outside during shower with fan on. You should feel warm humid air exiting the vent termination.

Motor failure (spins slowly or not at all; replaced every 10–15 years). Bearing failure (spins noisily and inefficiently). Blade breakage. Duct disconnection (duct has separated from the fan or exterior termination; air blows into attic instead of outside). Duct crushing/kinking (flex duct compressed by attic insulation or gear, blocking airflow). Termination blockage (bird's nest, leaves, or insect nest at exterior vent). Backdraft damper stuck (the flapper that keeps outside air from coming in when fan is off is stuck). Improper installation from day one (fan vents into attic instead of outside).
The 4-step fix
Step 1: Test the fan using the 5-minute test above. Step 2: Inspect and clean. Remove fan grille; vacuum dust and lint from blades and motor; check duct connection at fan; verify duct routing to exterior. Step 3: Trace and clear ductwork. Follow duct to termination; clear any obstructions; repair or replace crushed sections; verify exterior termination is clear. Step 4: If fan performance still inadequate, replace with higher-CFM fan. Small bathroom (under 50 sq ft): 50–80 CFM. Standard bathroom (50–100 sq ft): 80–110 CFM. Large bathroom or master bath: 110–150 CFM. Steam shower or large master: 150–200 CFM.

When ceiling mold has already developed
Small area (under 10 sq ft): DIY cleaning of surface mold with proper protection may be adequate if the underlying drywall is intact. Address the fan/ventilation issue first, then clean. Moderate area (10–100 sq ft): professional mold assessment. Florida law requires a licensed mold assessor for areas above 10 sq ft. Remediation typically involves ceiling drywall replacement and thorough antimicrobial treatment. Extensive area: likely full ceiling replacement, HVAC assessment (mold may have spread into ducts), and deep remediation.
Cost expectations: fan replacement + minor ceiling repair $500–$1,500; fan + moderate mold remediation $3,000–$8,000; fan + extensive mold + ceiling replacement $8,000–$25,000.
The 15-minute rule
The single most impactful behavior change for bathroom moisture: run the exhaust fan for 15 minutes after every shower ends. Not 2 minutes. Not until the mirror clears. 15 minutes. This clears the residual moisture from wall cavities, tiles, and the ceiling that would otherwise take hours to evaporate.
Modern fans with humidity sensors do this automatically. If you have an older fan, install a timer switch ($25–$40) that runs the fan for a set time after activation.
Insurance and ventilation mold
Damage from a sudden event (fan seizure that overheated and caused an isolated water event): typically covered. Damage from gradual ventilation failure (fan slowly weakened over months, mold developed slowly): typically NOT covered. Considered maintenance.
