Nine times out of ten in South Florida, the answer is above them: attic condensation. Warm humid air from the living space meets cold ductwork, cold air handler cabinets, or cold roof decking in the attic. Water condenses. It drips onto insulation, then onto drywall. Over weeks it saturates the ceiling. Then the stain appears.
Attic condensation is one of the most common — and most misdiagnosed — sources of ceiling damage in South Florida homes. Homeowners assume it's a roof leak and call a roofer. The roofer finds nothing. The stain grows. Mold develops. Eventually a restoration company connects the dots.
This guide is for Miami, Fort Lauderdale, Boca Raton, and Palm Beach homeowners diagnosing attic condensation and stopping it before it causes serious damage.
Why South Florida attics sweat
Attics condense water when three conditions come together. Humid air enters the attic: warm, moisture-laden air from the conditioned living space finds its way up through ceiling penetrations (recessed lights, HVAC boots, attic hatches, plumbing chases, wiring holes). South Florida air is 60–80% relative humidity indoors even with AC running. Cold surfaces exist in the attic: the AC air handler, refrigerant lines, cold ducts, and (during cool mornings) the underside of the roof deck. When warm humid air contacts these surfaces, moisture condenses. Ventilation is inadequate: a properly ventilated attic exchanges enough air to keep humidity levels reasonable and temperatures moderated. Poor ventilation lets humidity accumulate.
The combination is uniquely bad in South Florida. Warm, humid outdoor air; aggressive AC producing cold surfaces; and often under-ventilated attics because homes are built for hurricane wind resistance, which tends to close up soffit and ridge venting.
The 7 signs of attic condensation
1. Ceiling stains without a rain event. Stain appears on a dry day, no active roof leak visible. 2. Stains around ceiling penetrations. Recessed light rings staining, HVAC vents staining, near attic hatches. 3. Stains in a pattern below duct runs. A line of stain across a ceiling that follows the duct route above. 4. Insulation compressed and matted in patches. When wet insulation dries, it doesn't recover fully. Compressed patches indicate past wetting. 5. Dark discoloration on rafters or trusses near the AC air handler. 6. Musty smell in the attic or from ceiling registers. 7. Higher-than-expected AC bills and humidity. The system is losing efficiency to condensation loading.
If two or more of these are present, condensation is the likely cause.
How to diagnose attic condensation vs. roof leak
The distinction matters — they have completely different repair paths.
Roof leak signs: correlates with rain events; stain patterns match roof damage above (missing shingle, cracked flashing, damaged vent boot); wet insulation directly under a roof penetration; water finds gravity path down truss to lowest point of ceiling.
Attic condensation signs: appears without rain; stains near ductwork, air handler, or ceiling penetrations; wet insulation under cold surfaces (AC components) not roof structure; water pattern follows cold surface locations, not gravity from roof.
Diagnostic test: on a dry day, go into the attic in the early morning (5–7 AM). Look at the underside of the roof deck near the north side of the attic. Wet? Condensation from cool overnight temperature. Look at AC ducts and cabinet. Wet insulation around them? Condensation source.
Moisture meter tests on the drywall, insulation, and structural members confirm the source.
What causes it in your specific attic
Duct insulation compromised or aged. Older flexible ducts lose their insulation R-value over time. Cold refrigerated air runs through them; humid attic air condenses on the outer duct surface. Air handler cabinet insulation degraded. Interior fiberglass insulation on the cabinet has degraded from age or biological activity. Cabinet exterior gets cold, humid air condenses on it, drips down. Refrigerant line insulation missing or degraded. The copper refrigerant lines get very cold; if they're not insulated, they condense heavily. Undersized supply air return. Air handler is starved for return air, pulls humid air from unconditioned attic through leaks, and condensation cycles worse. Excess ceiling penetrations. Many recessed lights, misinstalled bath fans venting into attic instead of outside, plumbing stacks that aren't sealed. Each is a humidity path from the home into the attic. Insufficient attic ventilation. Ridge vent may be blocked, soffit vents undersized or clogged with insulation, no gable vents, or attic fan not working. Higher-than-code insulation. Very high R-value ceiling insulation is good for energy efficiency, but if the attic isn't well-ventilated, it keeps the attic warmer and hides where condensation is happening.
What to fix — in order of impact
1. Seal ceiling penetrations. Every recessed light, every attic hatch, every wire chase, every plumbing stack should be sealed with fire-rated foam or gaskets. This is the highest-leverage fix. Costs $500–$2,000 for a whole home from a properly qualified home performance contractor. 2. Insulate refrigerant lines and duct connections. Any bare copper line in the attic should be foam-jacketed. Any duct fitting or plenum connection should be sealed and insulated. $200–$800. 3. Replace degraded duct insulation. If flexible ducts are old and losing R-value, replace them. $2,000–$5,000. 4. Verify bath fan venting. Bath fans must vent to outside, not into the attic. $200–$500 per fan. 5. Improve attic ventilation. Clear ridge vents, soffit vents; add solar attic fan or gable-mounted fan if needed. $500–$2,000. 6. Consider spray foam or radiant barrier. Higher-cost but comprehensive attic conditioning solutions ($8K–$25K for whole-home spray foam). Not always right for South Florida (traps humidity if done wrong), but worth evaluating with a qualified home performance contractor.
The mold risk if left untreated
Attic condensation feeds a mold ecosystem: wet insulation stays wet in humid attic; wet drywall on ceiling (mold grows on the paper backing); wet roof decking (plywood or OSB); HVAC-adjacent mold (because condensation is often near ductwork, spores get pulled into the AC and distributed throughout the home). When to call a restoration company vs. HVAC vs. roofer
Roofer if the diagnosis clearly shows a roof leak (rain correlation, damage above, gravity flow). HVAC contractor if the diagnosis shows a duct, air handler, or refrigerant line problem. Home performance contractor if the diagnosis shows ceiling penetrations or ventilation issues. Restoration company when ceiling drywall damage requires cutting, drying, mold treatment, and rebuild; insulation is saturated and needs replacement; mold has developed; or the scope crosses multiple trades and needs coordination. Typically restoration is called after the source is identified.
What insurance covers
Florida homeowners insurance on attic condensation damage: damage from a sudden HVAC failure (refrigerant leak, condensation pan overflow) is typically covered; damage from long-term, gradual condensation is typically not covered (treated as maintenance); mold from covered condensation is often capped at the mold endorsement ($10K on standard policies); HVAC system replacement due to mold or damage is typically not covered.
